Maintenance Supervisor

Job responsibilities include but are not limited to the operation and maintenance of all facility equipment and support systems at Building 8 Tek Park on a 24/7 basis. This includes scheduling of predictive, preventive and prescriptive maintenance tasks to be performed by outside contractors; performing light maintenance and repairs on facility support equipment and systems, working with facilities engineering on facilities improvement and maintenance projects. Carries out work responsibilities in accordance with the organization's policies, applicable codes and cGMP's.
Principal Duties/Responsibilities:
  • Creates, reviews and approves maintenance work orders in SAP and schedules/coordinates work associated with these work orders. Closes work orders when work is completed.
  • Coordinates maintenance work with in-house production work to assure that maintenance work does not interfere with or negatively impact in-house work activities.
  • Monitors maintenance work activities to assure that work is performed according to good standard practices for the skill trades involved and in compliance with in house procedures and cGMP guidelines where applicable.
  • Implements an existing SAP preventative maintenance program for facility equipment and building support systems and develops SAP preventative maintenance programs for new facility equipment and building support systems. Contracts with outside contractors to perform preventive maintenance that cannot be performed in house.
  • Schedules preventative maintenance in accordance with the SAP preventative maintenance program. Coordinates PM with Shop and AB Production groups. Monitors preventative maintenance through completion. Initiates and implements necessary changes to the PM activities when required because of changes to machinery or to improve effectiveness of PM. Assures that SAP PM documents are updated when PM work is completed.
  • Develops required spare parts list for critical equipment and maintains spare parts inventory at correct levels.
  • Interfaces with outside vendors and contractors for quotes on equipment, parts, materials and services. Writes purchase requisitions to be used by Purchasing for creating purchase orders for equipment, parts, materials and services.
  • Sets goals and objectives to provide for higher levels of maintenance service.
  • Assures that all contractors who work on facility equipment and systems at Building 8 Tek Park are qualified and follow the Aesculap lock out tag out SOP or one of their own that meets the requirements at Building 8 Tek Park.
  • Creates, reviews and approves standard operating procedures for facility equipment and support systems using BDOCS.
  • Assists Finance in creating an operating expense budget for the Facilities Department and tracks expenses using SAP reports. Controls spending on materials, equipment and services to stay within budgeted dollars for the Facilities Department.
  • Works with Facilities Engineering to develop and implement projects to reduce facility operating costs and/or improve operations.
  • Provides maintenance support to projects developed by groups such as Production, Quality, Engineering, Purchasing, and/or Finance.
  • Prepares and submits to the Director of Shop R&D a weekly Facility Work Summary that includes a snap shot of the current and year-to-date expense budget summary with explanations for expenses that exceed budgeted dollars by 20% or more.
  • Works with outside building services contractor to assure that carpets, tile and concrete floors, bathrooms, and break room are maintained in good housekeeping condition. This includes nightly scrubbing of the Shop Floor.
  • Responsible for the building, and the facility equipment and systems on a 24/7 basis to include responding to call-ins by Rees environmental monitoring system and Siemens BMS. This requires that a laptop computer and Hot Spot device be accessible whenever the supervisor is away from the job site except when supervisor is on personal leave and/or vacation.

Expertise: Knowledge & Skill Requirements:
  • Ability to analyze operating problems with chillers, air handlers, centrifugal pumps, hot heating water boilers, steam humidifiers, reverse osmosis units and vacuum pumps and to develop solutions to operating problems. This may involve communicating with outside contractors in a technical manner so that they can understand and develop solutions to problems with machinery, equipment and/or systems.
  • Ability to start, stop and make adjustments to chillers, hot water boiler, pumps, vacuum pumps, RO unit and air handlers using Siemens BMS system.

Language and mathematical skills; reasoning ability:
Language Skills : Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Mathematical Skills : Ability to add, subtract, multiply, and divide, ability to work with whole numbers, fractions, and decimals and the ability to convert between common units of measure. Ability to compute rate, ratio, and percent and to interpret various types of graphs.
Reasoning Ability : Ability to define problems, collect data, and draw valid conclusions from data. Ability to read, understand and apply technical instructions from equipment operating and maintenance manuals.
  • At least a two year Associates degree from a technical school or equivalent
  • At least 5 years of experience and training in the operation and maintenance of chillers, chilled water distribution systems, hot heating water boilers, hot heating water distribution systems, centrifugal pumps, steam humidifiers, reverse osmosis units, air handlers, and building management systems and their associated peripherals.
  • Must exhibit good skills in decision making, communication, and team building.
  • Must be a self-starter who can work without supervision.
  • At least 5 years' experience working in ISO 7 and ISO 8 cleanroom environments and with the facility support systems for these environments.

While performing the duties of this job, the employee is required to sit, talk and listen. The employee is frequently required to use their hands and is required to stand, bend over and walk. The employee must occasionally lift and move up to 50 pounds. The employee is required to use and climb ladders up to 12 feet to access equipment. The employee must clear snow at all entrances to the Building 8 Tek Park and salt them to keep ice from forming on steps and surfaces.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
